Every once in a while you come across an owner who understands a renovation and truly what is needed to bring the space up to a present day standard, lets qualify this “within a budget” The seller has been very thoughtful in the choices of his Reno. First he started in the bedrooms. The building is attached in a four-plex with a mutual firewall built out of concrete block. Construction standards in the day was to apply the drywall directly to the concrete or with a 1×1 wood stud wall. The bedrooms were very loud so he installed a 2×4 stud wall and installed sound bat insulation and re-dry walled. I know its something you do not see but you do notice when comparing other units in the complex. There is nothing more important than a sound sleep.
The original master bedroom was huge in all of the Apple Ridge units. I guess that was the design? He saw this as an opportunity and created a full closet along the west wall for all of your needs. He also created a spa like washroom on the other side. The units came with a conventional 2 piece washroom (dated). This is pretty sexy in my opinion.
The second floor washroom was fully updated as well, from its original state.
In a majority of the units that I have sold or viewed in Apple Ridge, The kitchens were in their original state. Sometimes flooring was updated….so this guy stepped it up installing all new granite counter tops a new sink and tap system and microwave.
In the main living space he was quite innovative, the unit had a original gold gas fire place, well he took it apart and painted the gold with flat back heat paint. Probably the stuff you would use on your barbecue. He then removed the existing wood mantle and installed a contemporary stone. It has revitalized the room!
